Pickett Sprouse Commercial Real Estate is pleased to announce that it recently assisted STIHL Inc. (DBA MID-ATLANTIC STIHL) with locating and leasing space in Mebane’s Buckhorn Industrial Park for its growth and regional expansion. The maker of outdoor power equipment and related products will be leasing a 265,200-square-foot building on a 27.8-acre industrial lot at 6485 Buckhorn Industrial Parkway. It is one of three buildings located on the site. Pickett Sprouse brokers Emilee Collins, CCIM and Mark O’Neal, CCIM represented Mid-Atlantic STIHL in the lease.

Mid-Atlantic STIHL will utilize the entire building and add 15,000 SF for regional offices and dealer training. An outside demonstration area is planned to allow for product training for sales staff as well as dealer training events.

“Mid-Atlantic STIHL had several criteria we were hired to meet,” said Emilee Collins, CCIM. “It was important to retain the talent and workforce that is centered in Hillsborough, so the objective was to find a space that was within close proximity to its current location. It also needed to be sized to meet their 10-year growth projections and an expanding product line.”

The property is owned by Buckhorn Industrial III LLC., and Al. Neyer is the partner developer and builder for the Buckhorn Industrial Park. The building is being built specific to Mid-Atlantic STIHL’s needs.

“The timing of the new Buckhorn Industrial Park development allowed Mid-Atlantic STIHL to customize one of Al. Neyer’s standard distribution plans and provide for STIHL’s forecasted growth in the region,” said Mark O’Neal, CCIM. “This overlapping section of I-85 and I-40 offers easy access to our upgraded and expanding southern ports and excellent directional distribution options.”

Al. Neyer specializes in design-build construction for industrial, office and medical facilities as well as multi-family and urban mixed-use developments.

“The excitement around a development like Buckhorn Industrial Park is multiplied when a world-class company like STIHL chooses to continue to invest in the Triangle region. We are thrilled to welcome them to Mebane and grateful for the partnership.” Justin Parker, VP, Triangle Market Leader, Al. Neyer.

The term for the lease is 10 years with renewal options. Brokers Larry Lakins, SIOR; Hunter Willard, SIOR; and Andrew Young with Colliers represented Buckhorn Industrial III LLC in the transaction.
